SODIC vs Palm Hills: payment plans, prices and where they compete

SODIC and Palm Hills compared on down payments, plan length and starting prices in the four areas where both sell, from payment plans and prices checked on 20 October 2026.

Choose by area and by how you want to pay. The brand matters less than people think. SODIC and Palm Hills are both Cairo developers from the 1990s, both listed on the Egyptian Exchange, and their typical plan is identical: 5% in the first three months, then installments over 8 years.

The differences show up at the edges. Palm Hills has far more plans that start below 5% and run past 10 years, and many of them add a larger payment every year. SODIC more often asks for 10% or more up front and keeps every plan to 10 years or less. On price, Palm Hills has the cheaper way in for apartments in New Zayed and Fifth Settlement and for chalets in Ras El Hekma. On the coast, SODIC's standalone villas start far below Palm Hills'.

All figures below come from the payment plans and prices on WiserChat on 20 October 2026. Prices and offers change often, so treat them as a snapshot.

Payment plans side by side

This counts 101 Palm Hills plans across 17 projects and 79 SODIC plans across 15 projects. Only plans whose payments add up to the full price are included.

A low start at Palm Hills often moves money into later years. One plan at Badya asks 1.5% at signing and 2% a month later, then adds a payment of between 4% and 7% every year on top of the monthly installments, over 11 years. Before you compare two monthly figures, ask for the full schedule, including the yearly payments.

SODIC's plans are simpler to read. Most ask 5% or 10% at signing, and none of them carry yearly extra payments.
