About
Palm Hills New Cairo is a 500-acre residential development in the Fifth Settlement that mixes villas and apartments across a landscape where about 80 percent of the land stays open as green space, gardens and artificial lakes. Homes sit roughly 330 meters above sea level, which gives the compound a slightly cooler feel and wider views over New Cairo. The master plan was handled by SWA, the U.S. landscape firm, and the project includes a 5-star hotel, a King's College-affiliated international school, a commercial mall, and a large social club with sports facilities. Each neighborhood has its own community center. The Cleo Water Residences phase is built around a 5,000-square-meter lagoon, with 14 apartment buildings set among pedestrian paths and bike lanes. Solar energy systems and backup generators are part of the infrastructure. Developed by Palm Hills Developments, a publicly listed company behind projects like Hacienda Bay and Badya, the compound is positioned near the Middle Ring Road, about 15 minutes from the American University in Cairo and 5 minutes from the New Administrative Capital.
