Mountain View vs SODIC: payment plans, prices and where they compete

Mountain View and SODIC compared on down payments, plan length and starting prices in the four areas where both sell homes, from payment plans and prices checked on 20 October 2026.

For an apartment in Fifth Settlement or New Zayed, Mountain View is the cheaper way in. In Fifth Settlement the gap is large: Mountain View's Creekview New Cairo has apartments from EGP 6.9M, while SODIC's Villette starts at EGP 29.2M. On the coast at Ras El Hekma it splits. Mountain View has the cheapest chalet and townhouse, and only SODIC has standalone villas listed there.

The payment plans differ in shape more than in their typical length. Both usually run 8 years. SODIC's plans cluster at 5% or 10% up front and never pass 10 years. Mountain View's plans spread to both ends. About one in four asks less than 5% in the first three months, half ask 10% or more, and four run 12 years.

All figures below come from the payment plans and prices on WiserChat on 20 October 2026. Prices and offers change often, so treat them as a snapshot.

Payment plans side by side

This counts 75 Mountain View plans across 12 projects and 79 SODIC plans across 15 projects. Only plans whose payments add up to the full price are included.

Mountain View's longest plans are at Aliva and iCity October. One Aliva plan asks 1.5% at signing and 1.5% a month later, then spreads the other 97% over 12 years. At the other end, Grand Valleys has a plan with 35% at signing and the rest over 6 years. The same developer can sell you a very light start or a heavy one, so ask for every plan the project offers before you choose.

SODIC's plans are more alike. Most ask 5% or 10% at signing, none of them go past 10 years, and none carry yearly extra payments.

A Mountain View maintenance deposit runs as high as 10% in three plans. SODIC's top out at 9%.

Where both sell, and what it costs to get in

A starting price here is the lowest listed price for that kind of home in that project, in Egyptian pounds. The typical price is the middle of the listed prices. Mountain View's lowest-priced villas in Jirian and Aliva are i-Villas, which Mountain View describes as a design that "blends the privacy of a villa with the convenience of apartment living". They are marked below.

Where only one of them sells

On WiserChat, only Mountain View of the two has homes for sale in 6th of October City, at iCity October and Mountain View 4. SODIC has projects there too, but none with listed homes. Mountain View is also alone in Sidi Abdel Rahman with Crysta North Coast. In New Cairo outside Fifth Settlement, Mountain View sells townhouses at Grand Valleys from EGP 30.5M, while SODIC's Eastown lists offices only.

SODIC is the only one in Sheikh Zayed, where SODIC West is, and in New Heliopolis, where SODIC East is.
