In all three areas where both sell, a typical apartment costs less at Madinet Masr than at SODIC, and the gap is large. In Mostakbal City it is about half the price, and in Fifth Settlement less than a third. Madinet Masr also gives you longer to pay. Its typical plan runs 10 years against SODIC's 8, 15 of its 42 plans run past 10 years, and four run 15 years. No SODIC plan goes past 10 years.
The start is about the same. Both typically ask about 5% in the first three months, and about two in five plans at each ask 10% or more. SODIC goes higher at the top, up to 30% early, while Madinet Masr stops at 15%. The one place SODIC is the cheaper way in is New Heliopolis, where SODIC East has the lowest starting apartment price.
All figures below come from the payment plans and prices on WiserChat on 20 October 2026. Prices and offers change often, so treat them as a snapshot.

Payment plans side by side
This counts 42 Madinet Masr plans across 4 projects and 79 SODIC plans across 15 projects. Only plans whose payments add up to the full price and that state their payments are included.

Madinet Masr's long plans are its standing terms, not just offers: 12 of its 15 plans past 10 years are not marked as offers. At Talala, one plan asks 5% at signing and spreads the other 95% over 15 years in quarterly installments, with an 8% maintenance deposit. Three of its 15-year plans are at Talala and one is at Sarai.
SODIC's plans are shorter and cluster tightly. Most ask 5% or 10% at signing. At the high end, two plans at Villette ask 30% in the first three months and finish in 6 years. Neither developer adds yearly extra payments.
