Choose by how fast you want to pay. La Vista asks for more up front and finishes sooner. Mountain View starts lower and stretches longer. The typical plan at both asks 10% in the first three months, but 29% of La Vista's plans ask 20% or more in that time, against 9% at Mountain View. Almost a third of La Vista's plans end within 5 years. Mountain View has 2 plans that short, and it is the only one of the two that goes past 10 years.
On price, the split follows the home type. In Fifth Settlement and New Cairo, La Vista's townhouses and standalone villas start several million pounds below Mountain View's. For an apartment in Fifth Settlement, Mountain View's Creekview is the cheapest way in by far.
All figures below come from the payment plans and prices on WiserChat on 20 October 2026. Prices and offers change often, so treat them as a snapshot. Only homes still for sale are counted. WiserChat lists far more Mountain View homes (917) than La Vista homes (98), so some La Vista starting prices rest on a handful of listings.
The two companies
| La Vista | Mountain View | |
|---|---|---|
| Since | 1991, founded by architect Alaa Hady and engineer Mohamed Hady | 2005 |
| Where it builds | Red Sea, North Coast, Shorouk City, New Cairo, 6th of October and the New Capital | East and West Cairo, the Red Sea coast and the North Coast |
| Size it reports | 32 projects, 14 of them on the coast | More than 23 projects |
| Delivery record it publishes | Says 27 projects are delivered and 5 are being delivered now | Says it has delivered more than 19,300 homes, including more than 1,800 in the first half of 2026 |
The delivery figures are each company's own claims, from La Vista's about page, Mountain View's home page, Mountain View's story page and Mountain View's delivery announcement.
Payment plans side by side
This counts 96 La Vista plans across 23 projects and 78 Mountain View plans across 12 projects. Only plans whose payments add up to the full price are included. Three Mountain View plans do not say when any payment is due, so they are left out of the first-three-months rows.
| La Vista | Mountain View | |
|---|---|---|
| Typical amount paid in the first three months | 10% | 10% |
| Plans asking less than 5% in the first three months | 9 of 96 (9%) | 17 of 75 (23%) |
| Plans asking 10% or more in the first three months | 65 of 96 (68%) | 38 of 75 (51%) |
| Plans asking 20% or more in the first three months | 28 of 96 (29%) | 7 of 75 (9%) |
| Typical plan length | 7 years | 8 years |
| Plans of 5 years or less | 29 of 95 (one plan states no length) | 2 of 78 |
| Plans of 10 years | 5 | 19 |
| Longest plan | 10 years | 12 years |
| Plans with an extra payment every year | 0 | 1 |
| Maintenance deposit, where the plan states one | 10% in 18 of 31 plans, 8% in the other 13 | 8% in 16 of 21 plans |
One project shows the La Vista pattern on its own. At El Patio Oro, one plan asks 25% at signing and spreads the rest over 4 years. Another asks 5% at signing and 5% three months later, then runs 8 years. The more you put down, the sooner you are done.
All four of Mountain View's 12-year plans are at Aliva and iCity October. One Aliva plan asks 1.5% at signing and 1.5% a month later, then spreads the other 97% over 12 years.
Some plans on both sides list nothing at signing and nothing in the first three months: 3 at La Vista and 8 at Mountain View, 4 of those marked as offers. Six more La Vista plans ask 2.5% at signing and another 2.5% at a time the plan does not state. Ask the sales team for the full schedule before you count on a zero or near-zero start.
Where both sell, and what it costs to get in
A starting price here is the lowest listed price for that kind of home in that project, in Egyptian pounds. The typical price is the middle of the listed prices.
