In Mostakbal City, a typical apartment at Al Ahly Sabbour's At East costs EGP 6.4M. That is less than the cheapest apartment at Mountain View's Aliva, at EGP 11.3M. But Aliva can need less cash at the start. All 10 of its plans ask 5% or less in the first three months, typically 3%. At East typically asks 10%. On a typical apartment, that is about EGP 423,000 at Aliva against about EGP 637,000 at At East.
The same pattern holds across the two companies. Al Ahly Sabbour's homes start lower in all three areas where both sell, often at about half of Mountain View's prices. Al Ahly Sabbour's typical plan asks 15% in the first three months, against 10% at Mountain View, and 41% of its plans ask 20% or more. Mountain View has 8 plans with nothing due in the first three months. Al Ahly Sabbour has 1.
All figures below come from the payment plans and prices on WiserChat on 20 October 2026. Prices and offers change often, so treat them as a snapshot. Only homes still for sale are counted.

Payment plans side by side
This counts 85 Al Ahly Sabbour plans across 4 projects and 75 Mountain View plans across 12 projects. Only plans whose payments add up to the full price and that state their payments are included.
| Al Ahly Sabbour | Mountain View | |
|---|---|---|
| Typical amount paid in the first three months | 15% | 10% |
| Plans with nothing to pay in the first three months | 1 of 85 (1%) | 8 of 75 (11%) |
| Plans asking 5% or less in the first three months | 9 of 85 (11%) | 35 of 75 (47%) |
| Plans asking 10% or more in the first three months | 72 of 85 (85%) | 38 of 75 (51%) |
| Plans asking 20% or more in the first three months | 35 of 85 (41%) | 7 of 75 (9%) |
| Typical plan length | 8 years | 8 years |
| Longest plan | 14 years | 12 years |
| Plans longer than 10 years | 5, all at At East | 4 |
| Plans with an extra payment every year | 0 | 1 |
| Maintenance deposit, where the plan states one | 10% in 44 of 52 plans, 8% in 8 | 8% in 16 of 21 plans, 10% in 3 |
Al Ahly Sabbour's plans usually split the early money into two parts: one at signing and a second three months later. At The Mornings in Fifth Settlement, a common plan asks 5% at signing and 5% three months later, then spreads the rest over 8 years. Its coastal project Youd asks the most, 20% in a typical plan.
Mountain View's plans swing further in both directions. Aliva's ten plans all ask 5% or less early. At Grand Valleys, one plan asks 35% at signing. Mountain View's one plan with yearly payments is at Aliva: nothing at signing, 2% a month later, then 7.2% every year for nine years on top of the monthly installments, over 10 years. Before you compare two monthly figures, ask for the full schedule.
Where both sell, and what it costs to get in
A starting price here is the lowest listed price for that kind of home in that project, in Egyptian pounds. The typical price is the middle of the listed prices. The cash in the first three months is the typical price times the project's typical first-three-months share. It is an illustration, not a quote.
Mostakbal City
| Project | Developer | Apartments from | Typical apartment | Duplexes from | Townhouses from | Standalone villas from | Typical cash in first three months |
|---|---|---|---|---|---|---|---|
| At East | Al Ahly Sabbour | EGP 4.9M | EGP 6.4M | EGP 11.4M | EGP 16.6M | EGP 22.1M | about EGP 637,000 (10%) |
| Aliva Mountain View Mostakbal City | Mountain View | EGP 11.3M | EGP 14.1M | EGP 20.1M | EGP 32.6M | EGP 29.1M | about EGP 423,000 (3%) |
At East is cheaper for every home type here. Its apartments, duplexes and townhouses start at about half of Aliva's prices, and its standalone villas start EGP 7M lower. Aliva still asks less cash at the start. See every project in Mostakbal City.
Fifth Settlement, New Cairo
| Project | Developer | Apartments from | Typical apartment | Typical cash in first three months |
|---|---|---|---|---|
| The Mornings | Al Ahly Sabbour | EGP 4.7M | EGP 10.1M | about EGP 1.01M (10%) |
| Creekview New Cairo | Mountain View | EGP 6.9M | EGP 11.8M | about EGP 591,000 (5%) |
| Mountain View ICity New Cairo | Mountain View | EGP 12.3M | EGP 16.6M | |
| Mountain View 1.1 | Mountain View | EGP 16.6M | EGP 16.9M |
The Mornings has the lowest apartment price of the four, about EGP 2.3M below Creekview. A typical apartment is about EGP 1.7M cheaper at The Mornings. Creekview's two plans ask 5% at signing, half of The Mornings' typical 10%, so Creekview needs less cash at the start. Only Mountain View sells houses here, at Mountain View 1.1 and Mountain View ICity New Cairo. See every project in Fifth Settlement.
Ras El Hekma
| Project | Developer | Chalets from | Typical chalet | Townhouses from | Twin houses from | Standalone villas from | Typical cash in first three months |
|---|---|---|---|---|---|---|---|
| Youd | Al Ahly Sabbour | EGP 6.6M | EGP 12.4M | EGP 47.4M | EGP 60.7M | about EGP 2.48M (20%) | |
| Mountain View Ras El Hekma | Mountain View | EGP 16.8M | EGP 36.0M | about EGP 3.6M (10%) | |||
| LVLS | Mountain View | EGP 28.9M |
On the coast the gap is the widest. Youd's chalets start at EGP 6.6M, and a typical one costs about a third of a typical Mountain View Ras El Hekma chalet. Even at Youd's 20%, the cash at the start is lower. Youd lists only 3 twin houses and 3 villas, and only Mountain View lists townhouses here, at LVLS. See every project in Ras El Hekma.
Where only one of them sells
Both have projects in 6th of October City, but Al Ahly Sabbour has too few homes listed at Keeva on WiserChat to compare. Mountain View's Icity October has apartments from EGP 11.3M, and Mountain View 4 has townhouses from EGP 25.5M.
On WiserChat, only Mountain View of the two has homes for sale in New Zayed, at Jirian - Mountain View, with apartments from EGP 8.7M. The same holds in the wider New Cairo area, where Grand Valleys has townhouses from EGP 30.5M, and in Sidi Abdel Rahman, where Crysta North Coast has cabins from EGP 9.8M and chalets from EGP 11.6M. Al Ahly Sabbour has projects in New Cairo and Sidi Abdel Rahman, but none of their homes are listed on WiserChat.
