Al Ahly Sabbour is the cheaper way into the same areas. Palm Hills is the cheaper way to start paying. In Fifth Settlement, Mostakbal City and Ras El Hekma, Al Ahly Sabbour's apartments and chalets start at less than half of Palm Hills' starting prices. But Al Ahly Sabbour usually asks 15% in the first three months, against 5% at Palm Hills, so the cash you need on day one can end up the same or higher.
All figures below come from the payment plans and prices on WiserChat on 20 October 2026. Prices and offers change often, so treat them as a snapshot.

Payment plans side by side
This counts 85 Al Ahly Sabbour plans across 4 projects and 101 Palm Hills plans across 17 projects. Only plans whose payments add up to the full price are included.
| Al Ahly Sabbour | Palm Hills | |
|---|---|---|
| Typical amount paid in the first three months | 15% | 5% |
| Plans asking less than 5% in the first three months | 1 of 85 (1%) | 40 of 101 (40%) |
| Plans asking 10% or more in the first three months | 72 of 85 (85%) | 22 of 101 (22%) |

| Maintenance deposit, where the plan states one | 10% in 44 of 52 plans | 8% in 37 of 38 plans |
Al Ahly Sabbour's plans are front-loaded and then flat. None of them add yearly payments. Its longest plans are at At East in Mostakbal City, where one asks 5% at signing and 5% three months later, then spreads the rest over 14 years. Its coastal project Youd asks the most up front, 20% in a typical plan.
Palm Hills starts lower but often adds a payment every year. One plan at Badya asks 1.5% at signing and 2% a month later, then adds between 4% and 7% every year on top of the monthly installments, over 11 years.
What you pay on day one
A lower price does not always mean less cash at the start. Here is a typical home on a typical plan in each project:
| Area | Project | Typical price | Typical first three months | Cash in the first three months |
|---|---|---|---|---|
| Fifth Settlement | The Mornings apartment | EGP 10.1M | 10% | about EGP 1.01M |
| Fifth Settlement | Palm Hills New Cairo apartment | EGP 18.6M | 5% | about EGP 0.93M |
| Ras El Hekma | Youd chalet | EGP 12.4M | 20% | about EGP 2.48M |
| Ras El Hekma | Hacienda Waters chalet | EGP 18.9M | 5% | about EGP 0.94M |
In Fifth Settlement, a Palm Hills New Cairo apartment costs almost twice as much as one at The Mornings, yet the first three months cost about the same. On the coast, the cheaper Youd chalet needs more than twice the cash up front.

Both also sell in 6th of October City, but only a handful of Al Ahly Sabbour homes there, at Keeva, are listed on WiserChat. That is too few to compare.
Where only Palm Hills sells
On WiserChat, only Palm Hills of the two has homes for sale in New Zayed at Jirian Palm Hills, in the New Administrative Capital at Village De La Capitale, in Alexandria at Palm Hills Alexandria and in Sidi Heneish at Hacienda Heneish.
