Hassan Allam's payment plans sit in a narrow band. Every one of its 38 plans asks between 5% and 15% in the first three months, and none runs longer than 10 years. Mountain View's 75 plans spread much wider. 8 ask nothing in the first three months, 7 ask 25% to 35%, and 4 run 12 years. The typical plan is the same at both: 10% in the first three months, over 8 years.
On price, Hassan Allam is the costlier of the two in 6th of October City. A typical apartment at SwanLake West is listed at EGP 53.0M, four times the EGP 13.2M of a typical apartment at Icity October. In Mostakbal City it is closer and depends on the home: Hassan Allam has the lowest apartment and townhouse prices, and Mountain View's Aliva has the cheaper typical apartment and standalone villa.
All figures below come from the payment plans and prices on WiserChat on 20 October 2026. Prices and offers change often, so treat them as a snapshot. Only homes still for sale are counted. WiserChat lists far fewer Hassan Allam homes than Mountain View homes, so some Hassan Allam starting prices rest on two or three listings.

Payment plans side by side

| Maintenance deposit, where the plan states one | 10% in 10 of 11 plans, 8% in 1 | 8% in 16 of 21 plans, 10% in 3 |
Most Hassan Allam plans ask 10% in the first three months, often as 5% at signing and 5% three months later. Only one is marked as an offer, so what you see is mostly the standing price list. The two plans with yearly payments are small ones. At Park Central in Mostakbal City, one asks 5% at signing and 5% three months later, then adds 2.5% at the end of each of the first four years, over 10 years. That is 10% of the price in yearly payments.
Mountain View's one plan with yearly payments is much heavier. At Aliva, it asks nothing at signing and 2% a month later, then adds 7.2% every year for nine years, over 10 years. That is 64.8% of the price in yearly payments. Mountain View also has plans that Hassan Allam does not: at Grand Valleys, one asks 35% at signing and finishes in 6 years. Four of its eight plans with nothing due early are marked as offers.
