WiserChat updates its market data every night, at about 1 a.m. Cairo time. Each update refreshes prices and payment plans, adds homes that came on sale and removes homes that are no longer for sale. So the prices Wiser gives you are for homes you can still buy, as of the last night's update.
Only homes still for sale
A home that sold or was withdrawn drops out of WiserChat's prices. This matters more than it sounds. In a project that is selling fast, the cheapest homes are often the first to go. A "from" price that still counted them would promise you something nobody can sell you any more.
On 20 October 2026 WiserChat held more than 33,000 homes still for sale, in more than 700 projects from more than 260 developers.
How to read the prices
"From" is the lowest price among the homes still for sale of that kind in that project. It is often a smaller home, a less popular floor or an unfinished one.
"Typical" is the middle price: half the homes of that kind cost less, half cost more. It is usually a better guide to what you will actually pay than the "from" price.
All prices are listed prices in Egyptian pounds. A cash discount or a current offer can bring the price down; ask about it.
To compare two homes of different sizes, use price per square meter. See why property prices are hard to compare.
How to read the payment plans
WiserChat counts a payment plan only when its payments add up to the full price, so the plans you compare are complete. For each plan, look at:
- what you pay in the first three months,
- how long it runs,
- whether it adds a larger payment every year,
- the maintenance deposit and when it is due.
On 20 October 2026 WiserChat held 5,866 complete payment plans. The typical one asks 10% in the first three months and runs 8 years.
What changes fastest
Availability. A specific home can sell between one night's update and the next. Before you get attached to one, confirm it is still available.
Offers. Launch prices, cash discounts and limited-time plans come and go. Treat an offer as something to confirm, not a fixed price.
New phases. When a developer opens a new phase, it often comes with new prices and plans. The project's page shows them once they are added.
What Wiser does with this
Wiser, the consultant inside WiserChat, looks up the data each time you ask, instead of relying on what it remembers. Its rule is never to invent facts, and it uses a calculator for sums. When you compare two projects, both are read from the same night's data, so the comparison is fair.
Every project with homes for sale has its own page with these prices and plans, such as Badya or Hacienda Bay, and so does every area, such as Ras El Hekma.
What to confirm with the developer
Prices and plans on WiserChat are a strong starting point, not a contract. Before you pay anything, confirm with the developer:
- That the exact home is still available.
- The final price, including any offer or cash discount.
- The full payment schedule, in writing.
- The delivery date for that phase.
When you are ready, Wiser can connect you with the developer, and you get a named person and their WhatsApp number.
Try it
Ask Wiser for the current prices and plans of any project you are considering, or tell it your budget, the area you want and how much you can pay up front.
