How to use AI to buy property in Egypt: what to ask, how to check the answer

A practical guide to researching an Egyptian home with AI: what to tell it, example questions in English and Egyptian Arabic, a worked example for EGP 5M with 10% down in 6th of October, and when to stop and visit.

To use AI to buy property in Egypt, give it the five facts that decide the answer: your budget, the area, the kind of home and bedrooms, how much you can pay up front, and when you need to move in. Then read what comes back as a shortlist, not a verdict. Check each number against the project's own page and the developer, and visit the two or three places that survive before you pay anything.

This works best with an AI that answers from current market data. All figures below are for homes still for sale on WiserChat on 20 October 2026.

What to tell the AI

An answer is only as specific as the question. These five facts change it the most:

  1. Budget. The full price you can reach, in Egyptian pounds. "5 million" is a better brief than "mid-range".
  2. Area. One or two areas, or the place you need to be near: work, school, family.
  3. Home and bedrooms. Apartment, townhouse, villa or chalet, and how many bedrooms.
  4. Down payment. What you can pay at signing and in the first three months, as a percentage or an amount. This filters payment plans more than anything else.
  5. Delivery timing. Ready now, within two years, or happy to wait. A later delivery usually means a longer, gentler plan.

Two more help if you know them: finishing (fully finished or not) and whether you will pay cash or in installments.

Good questions to ask

You can ask in plain words. Some that work well:

  • "I have 5 million and 10% down. What two-bedroom apartments can I get in 6th of October?"
  • "Which of these is ready soonest?"
  • "Compare the payment plans of these two projects. How much do I pay in the first year of each?"
  • "What is the price per meter here, and how does it compare with the rest of the area?"
  • "What has been reported about this developer's delivery record?"

The same in Egyptian Arabic:

  • "معايا 5 مليون ومقدم 10%. إيه الشقق الغرفتين المتاحة في أكتوبر؟"
  • "مين فيهم استلامه أقرب؟"
  • "قارن لي نظام السداد في المشروعين دول. هدفع كام في أول سنة في كل واحد؟"
  • "سعر المتر هنا كام، وده كويس ولا غالي مقارنة بالمنطقة؟"

A worked example: EGP 5M, 10% down, two bedrooms in 6th of October

Here is what that first question finds in 6th of October City.

WiserChat lists 871 two-bedroom apartments for sale there, in 35 projects. The typical one costs about EGP 12.15M. Only 112 of them are priced at EGP 5M or less, in 11 projects, and every one of those 11 projects has at least one plan asking 10% or less in the first three months.

ZatVoya4EGP 3.47M116 sqm
West Courts New OctoberMemaar Al Morshedy4EGP 3.04M83 sqm
Degla PalmsMemaar Al Morshedy3EGP 2.38M77 sqm

Three things stand out.

Most of the choice is in one project. Aqmar Residence holds 85 of the 112. Its typical two-bedroom costs about EGP 3.72M, semi-finished, with delivery listed three and a half years out. On its 10-year plan with 10% at signing, that is about EGP 372,000 up front and about EGP 335,000 a year after that.

Ready now means smaller. Degla Palms lists its homes for delivery now, at around 77 square meters. On its 8-year plan with 10% at signing, a EGP 2.42M apartment there is about EGP 242,000 up front and about EGP 272,000 a year.

Your budget leaves room. With EGP 5M and a home at EGP 3.7M, 10% down is far below what you have. You could put more down to cut the installments, or look at the next price band. The full list of 112 is a much better starting point than the first three projects someone happens to send you.

How to read what comes back

  • Check it is the same home. Two "two-bedrooms" can differ by 30 square meters and by finishing. Compare price per square meter for the same finishing. Why prices are hard to compare explains how.
  • Look at the whole plan, not the installment. Ask for the money due in the first three months, any yearly or delivery payments, the maintenance deposit and the plan length.
  • Notice what is outside your brief. A good answer marks a home above your budget as an alternative, not a match.
  • Look for the date. A price is only useful if you know when it was checked and that the home is still for sale.

How to check it

  1. Open the project's own page. On WiserChat every project with homes for sale has a page with its prices and plans, and each developer and area has one too.
  2. Ask where a number came from. If an AI cannot tell you, treat the number as a guess.
  3. Confirm with the developer. Prices and offers change. Before you pay, ask the developer for the exact home's price and full schedule in writing. How to contact a developer through WiserChat shows how to reach a named person when you are ready.

When to stop and visit

Stop researching when your shortlist is down to two or three projects. AI can't tell you how the street sounds at night, how far the gate is from the building, or how a finished phase of this developer looks after a few years. Go and see. Visit the project and, if you can, a phase the developer has already delivered. Then have the contract read by someone qualified before you sign. What AI changes about buying a home in Egypt covers this line in more detail.
