AI changes the hardest part of buying a home in Egypt: finding out what is actually on the market and comparing it. It does not change the parts that need you in person: seeing the place, judging the developer, reading the contract. Used for the first and not the second, it saves weeks and a lot of phone calls.
The problem AI is good at
The Egyptian market is too big for one person to read. In the New Administrative Capital alone, WiserChat lists more than 4,400 apartments for sale in 72 projects from 55 developers, and the projects there carry 1,110 different payment plans, as of 20 October 2026. Nobody can call 55 sales teams and line up 1,110 plans. Until recently, that meant every buyer saw a small, random slice of the market: whatever reached them first.
An AI working from a complete, current copy of the market changes that. It can do in seconds the reading and sorting that used to take weeks.
What changes
You see the whole market, not a slice. Ask for "a two-bedroom in the New Capital under 8 million, 10% down" and an AI with the data can check every project, not just the ones someone is selling today.
Comparing becomes easy. Price per square meter, the money due in the first three months, plan length, yearly extra payments, delivery date: an AI can lay these side by side for several projects at once and do the sums. See why prices are hard to compare for what to compare.
You ask in your own words. Egyptian Arabic, English, Franco-Arabic, voice. You don't need to know the industry's terms to get a straight answer.
It works on your schedule. For Egyptians abroad, that matters most. A question at 3 a.m. Dubai time gets the same answer as one at noon in Cairo.
You choose when to talk to a person. Instead of leaving your number and waiting for calls, you can research first and contact a developer only when you are ready.
What doesn't change
You still need to see it. Photos and plans don't tell you about the street, the noise, the light or how far the gate is from the building. Visit before you commit.
You still need to judge the developer. An AI can tell you what a developer is selling and what it says about itself. Whether you trust them to deliver on time is a judgment you make, ideally after visiting a project they have already finished.
You still need to read the contract. Payment schedules, delivery dates, penalties and maintenance terms are in the contract. Have it checked by someone qualified before you sign.
The data has to be right. An AI is only as good as what it works from. A general chatbot that is guessing from old web pages can sound confident and still quote a price from last year. Ask where a number comes from and when it was checked.
How WiserChat does it
WiserChat is built for exactly the part AI is good at. It holds more than 700 projects and more than 33,000 homes for sale from more than 260 developers, with their prices and payment plans, updated every night. Wiser, the consultant inside it, looks up what you ask about, compares, and uses a calculator for sums. Its rule is never to invent facts.
When you are ready for the parts that need a person, Wiser offers to connect you to the developer's team. Nothing is sent until you confirm, and then you get a named person and their WhatsApp number.
Where to start
Pick the decision you are stuck on: which area, which developer, which payment plan. Then ask Wiser about it, with your budget and how much you can pay up front. For a taste of what a full comparison looks like, read Mountain View vs SODIC.
