To compare payment plans in Egypt, put five numbers side by side for each plan: what you pay in the first three months, how many years it runs, any extra payments every year or at delivery, the maintenance deposit, and the delivery date. The monthly or quarterly installment on its own misleads, because the same installment can sit inside very different plans.
Figures below come from the 5,866 complete payment plans WiserChat holds for 711 projects with homes for sale, on 20 October 2026.
1. What you pay in the first three months
This is the down payment plus anything else due in the first three months, before regular installments carry the rest.
| First three months | Plans | Share |
|---|---|---|
| Nothing at signing | 302 | 5% |
| Above 0, up to 5% | 1,241 | 21% |
| Above 5%, under 10% | 212 | 4% |
| 10% to under 20% | 3,025 | 52% |
| 20% or more | 1,086 | 19% |
10% is the single most common figure, in 2,266 plans, followed by 5% in 1,032. A plan with nothing at signing is not free money: the installments start soon after, so ask when the first one is due and how big it is.
2. How many years it runs
Of the plans with a stated length, the most common is 8 years.
| Plan length | Plans | Share |
|---|---|---|
| Up to 5 years | 1,054 | 18% |
| 6 to 7 years | 1,487 | 25% |
| 8 years | 1,255 | 21% |
| 9 to 10 years | 1,625 | 28% |
| More than 10 years | 420 | 7% |
A longer plan lowers each installment and adds years of payments. Compare plans of the same length where you can, or compare what you pay per year.
3. Extra payments: yearly, at delivery, or fixed dates
Most plans are a down payment followed by even installments. But about one plan in four, 1,449, adds at least one extra payment on top of those. 841 put one on a fixed date after the first three months, 281 ask for one at delivery, and a small group of 64 add one every year.
These payments are where two plans with the same installment come apart. Add them into the year they fall due.
4. The maintenance deposit
Where a plan states it, the maintenance deposit is 8% of the price in 519 plans and 10% in 511, so almost nine in ten of the 1,172 plans that state it ask 8% or 10%. On a EGP 10M home, the gap between them is EGP 200,000. It comes on top of the plan's 100%, so ask exactly when it is due.
5. The delivery date
A plan is tied to a home and its delivery. A plan with 10% down and 10 years to pay on a home delivering in four years is a different deal from the same plan on a ready home. Ask what delivery date the contract will state for the exact home.
Worked example: one project, two plans
Palm Hills New Cairo by Palm Hills offers, among others, these two plans. Using a round EGP 10M price to keep the sums clear:
| Plan A: 3% down, 10 years | Plan B: 10% down, 8 years | |
|---|---|---|
| First three months | EGP 300,000 (3%) | EGP 1,000,000 (5% at signing, 5% after 3 months) |
| Regular installments | EGP 351,600 a year (monthly) | EGP 1,125,000 a year (quarterly) |
| Extra yearly payment | EGP 550,000 in year 1, rising to EGP 723,000 in year 5, then EGP 550,000 to EGP 661,000 | None |
| Paid in a typical year | about EGP 0.9M to 1.07M | about EGP 1.125M |
| Maintenance deposit | 8% (EGP 800,000) | 8% (EGP 800,000) |
Plan A looks far cheaper because of its 3% start, and up front it is: EGP 700,000 less in the first three months. But once you add its yearly payments, what you pay each year is not far below Plan B. The real difference is the smaller start and two more years of payments. That suits someone with steady income and a yearly bonus. Someone with savings ready may prefer to finish in 8 years.
Worked example: the same total, different timing
O West by Orascom has two 8-year plans that each ask 5% at signing and 85% in installments. The other 10% is due at delivery in one, and four years after signing in the other. On paper they are identical. In practice, one is tied to when the home is handed over and the other to a fixed date. Ask which you are signing, and plan your savings for it.
How AI helps you compare
Lining up five numbers for three projects with several plans each is tedious by hand. An AI that works from current plans can do it in one answer. For example: "Show me the plans at these three projects with 10% or less in the first three months, and work out what I pay in the first two years on a 9 million home." Wiser, the consultant inside WiserChat, lays plans side by side as cards and uses a calculator for the sums.

A short checklist
- First three months, in money, for your price.
- Plan length, and what you pay per year.
- Every extra payment and its date, including at delivery.
- Maintenance deposit, its percentage and when it is due.
- The delivery date written in the contract.
