Stei8ht is a 550-acre gated community in New Cairo's First Settlement, developed by LMD (Landmark Sabbour). The project dedicates roughly 80% of its land to greenery, water features, and open spaces, creating a low-density environment centered on standalone villas, twin houses, and townhouses. Its location on Youssef El Sebai Axis, directly facing Al Rehab, puts it within 15 minutes of the American University in Cairo and 20 minutes from the airport. The community is organised into eight residential clusters, each with its own park, and includes sports facilities, a business district, art and cultural venues, dedicated children's zones, and health and wellness centres. The master plan, designed by YBA Design, emphasises health, wellness, and safety, with architecture that draws from contemporary lines and natural materials.
