About
Koun is a coastal resort in Ras El Hekma developed by Mabany Edris, a firm with over two decades of experience in Egyptian real estate. The project spans 106 feddans at Kilo 201 on the Alexandria-Marsa Matrouh Road, with only 15% of the land built up; the rest is given to lagoons, greenery, and open spaces. Every unit in Koun faces water — either the Mediterranean or the swimmable crystal lagoons that cover 10 feddans of the site. The architecture blends Mediterranean warmth with clean, contemporary lines, and units are delivered fully finished. Residents have access to a 300-meter beachfront, a boutique hotel, a commercial strip with dining and retail, sports courts, a kids' area, and a clubhouse. The resort also offers practical services like housekeeping, laundry, security, and golf car transportation. Koun is designed as a self-contained summer community where the lagoon itself becomes a means of getting around, with kayaking as a mode of transport between different parts of the resort.
