Jirian is a large-scale waterfront city in New Zayed, designed as a fully master-planned community with the Nile flowing through its core. Developed by Nations of Sky, the project spans roughly 2,200 feddans and allocates over a fifth of its area to water features—an unusual proportion that defines the character of the place. The first phase, Core Nile Islands, is built around a series of residential islands and includes villas, townhouses, and mansions, many with direct Nile frontage and private boat access. The master plan also reserves space for an 18-hole golf course, a commercial district, hotels, a marina, and six high-rise towers. Location-wise, it sits directly on the Sheikh Zayed Corridor, minutes from the Cairo-Alexandria Desert Road, Sphinx International Airport, and the Grand Egyptian Museum. Jirian is positioned as a self-contained urban extension rather than a standalone compound, conceived around the idea of daily life unfolding along the water's edge.
