Can an AI chatbot tell you property prices in Egypt? What it can and can't know

A general AI chatbot can explain how Egyptian property prices work and do the sums, but a specific price is only as good as the market data behind it. Why one project has hundreds of prices and a dozen plans, and five checks before you trust a number.

A general AI chatbot can explain how property prices work in Egypt, help you plan what to compare and do the sums on numbers you give it. Whether it can tell you what a home costs today depends on one thing: is it working from current market data, or from what it read somewhere at some point? Prices here are set per home, change with offers, and disappear when a home sells. So before you trust any number from an AI, ask where it came from, when it was checked, and which home and payment plan it is for.

Figures below are for homes still for sale on WiserChat on 20 October 2026.

What a general chatbot does well

Plenty of the work of buying a home is explaining and organizing, and a general chatbot is good at both:

  • Explaining terms. Core and shell versus fully finished, a maintenance deposit, a delivery payment, what "10% over 8 years" means.
  • Planning the comparison. Which questions to ask a developer, what to check on a visit, what a contract usually covers.
  • Doing sums on your numbers. Give it a price and a plan and it can work out your first-year payments.
  • Writing in your language. Drafting a message to a sales team in Arabic or English.

None of this needs current prices. It is a good use of any AI.

Why a single "price" is the wrong question

Ask "how much is a three-bedroom in Sarai?" and there is no one answer. On WiserChat, Sarai by Madinet Masr has 450 three-bedroom apartments for sale. They run from EGP 8.84M to EGP 15.6M, from 125 to 167 square meters, with five different delivery dates between under two years and more than four years away.

Payment plans multiply this. Sarai carries 12 complete payment plans, asking anything from nothing at signing to 15% in the first three months and running from 5 to 15 years. Across the market, the typical project with homes for sale carries 6 plans, and 236 projects carry 10 or more.

So when any AI answers with one figure, the useful follow-up is: which home, what size, what finishing, which plan, and as of when?

Why the answer depends on current data

An AI can only be as current as what it is working from.

If it answers from what it learned in training, its figures are as old as that training. A price list from a launch two years ago can come back sounding just as confident as today's.

If it searches the web, it finds whatever pages come up: ads, old articles, forum posts, brochures. Some are current, many are not, and few say which homes are still for sale.

If it works from a maintained copy of the market, it can answer for homes that are actually available, with their current plans. That copy has to be kept up to date, with homes that sold or were withdrawn taken out.

None of these is dishonest. They are simply different sources, and the answer inherits the age and gaps of its source. Why property prices in Egypt are hard to compare explains the other half of the problem: two honest prices often describe different homes.

Five checks before you trust a number

  1. Ask where the number came from and when it was checked. "From the developer's price list, checked last night" is an answer. "Prices typically range around..." is not.
  2. Ask which home it is for. Bedrooms, square meters, finishing and delivery date. Then work out the price per square meter.
  3. Ask for the payment plan, not just the price. What you pay in the first three months, how long the plan runs, any yearly or delivery payments, and the maintenance deposit. Two homes at the same price can cost very different amounts in your first two years.
  4. Cross-check the project's own page. On WiserChat every project with homes for sale has a page with its prices and plans. The developer's own site and sales team are the final word.
  5. Confirm in writing before you pay. Offers change and homes sell. Ask the developer for the exact home's price and full schedule in writing.

If an AI cannot answer the first check, treat its number as a rough guide at most.

How WiserChat handles prices

WiserChat keeps its own copy of the market: more than 700 projects and more than 33,000 homes for sale from more than 260 developers, with their payment plans, updated every night. When a home sells or is withdrawn, it drops out, so the prices you see are for homes you can still buy.

Wiser, the consultant inside WiserChat, looks up what you ask about in that data during your conversation, compares projects side by side, and uses a calculator for sums. Its rule is never to invent facts. It answers in Egyptian Arabic, English or Franco-Arabic, and shows prices and plans as cards you can check against the project's page.

It can still be wrong about a specific home on a specific day, which is why the last check is always the developer. When you are ready, Wiser can connect you with the developer's team.

Ask about your own case

Tell Wiser the project or area you are looking at, your budget and how much you can pay up front, and ask it to show you the homes and plans behind the price.
