About
Venia is a residential compound developed by Gates Developments in the R7 district of the New Administrative Capital. The project sits on 40 acres, with roughly 80% of the land allocated to green spaces, water features, and amenities rather than buildings. The name comes from Latin and means 'family,' which informs the layout: apartments and duplexes arranged around a clubhouse, a mosque, a strip mall, jogging tracks, bicycle lanes, and children's play areas. The compound has three entry gates and underground parking. Gates has drawn on the Academic Center for Design and Consulting and the National Service Projects Organization for the design and execution. Venia is positioned near the Diplomatic District, the Green River, and the Mohamed bin Zayed axis, putting it within reach of the capital's main landmarks, though the surrounding neighborhood is still being built out.
