Patterns is a mixed-use project in New Cairo’s Fifth Settlement, developed by Kulture Developments in partnership with IGI Real Estate. The mall covers 10,500 square meters with a low-density layout—just 30% built-up—leaving generous room for landscaped plazas, walkways, and green spaces. Designed by architect Eng. Raef Fahmy, the project features standalone buildings that each maintain their own identity while contributing to a cohesive European-modern aesthetic.
