MIST is a mixed-use community in the Golden Square area of New Cairo, developed by M Squared Developments. The project is built around the concept of sustainable well-being, with a master plan that prioritizes walkability and community interaction. Residential units, commercial areas, and office spaces are integrated within a low-density layout where roughly 80% of the residential zone is dedicated to green spaces and water features, including a central lake system. The design follows New Urbanism principles, aiming to reduce car dependency. Amenities include a clubhouse, fitness facilities, a medical clinic, retail and dining options, co-working spaces, and pedestrian and cycling paths. The project is located near the Regional Ring Road, with access to the American University in Cairo, the New Administrative Capital, and Cairo International Airport.
