About
Katameya Gardens is a low-density residential community in New Cairo's Fifth Settlement, developed by North Africa for Real Estate Investment (NEST), a member of the NAC Group established in 1975. The compound sits on roughly 100 acres directly behind the American University in Cairo (AUC), on the Southern 90th Street axis. Its 342 villas are spread to prioritize open space—a deliberate choice that keeps the feel airy and uncrowded. The landscape and artificial lakes were designed by German consultants, integrating water features with mature greenery. Residents get a functioning infrastructure: Gateway International School, Seashell Hospital, a hotel, health club, and retail are either operational or planned within the project. Units incorporate smart-home systems, and the compound is secured with 24/7 CCTV. The overall character is quiet, family-oriented, and self-contained, without the high density you see in many neighboring projects in the Golden Square district.
