Kai Sokhna is a Red Sea resort community developed by Misr Italia Properties on the Zafarana Road at kilo 100. It sits on a 35-feddan plot with a 1.2-kilometer sandy beachfront. The master plan was designed by Alchemy Architecture, known for clean, Asian-influenced lines. The project is arranged in terraced tiers so most units face the water. About 80 to 88 percent of the land is given to greenery, lagoons, and pools, keeping the built area low. The resort is split into three villages. Phase 1 includes standalone villas and senior chalets. Phase 2 is Can Limón, a serviced-residence cluster run by The Lemon Tree Concepts. Phase 3 will bring a Hilton hotel with 150 to 200 rooms.
