FCC (Future Commercial Center) is a commercial and administrative project developed by Al-Borouj Misr Developments Group, located in the Golden Square area of the Fifth Settlement, New Cairo. The project sits directly on Clubs Street (Al Nasr Axis), placing it within a dense corridor of residential compounds like Lake View, Villette, Eastown, and Mivida, and minutes from the American University in Cairo, North and South 90th Streets, the Ring Road, and Suez Road. The development spans 14 acres and comprises G+2 buildings with ground-floor retail and two upper floors for administrative use, plus rooftop access. Units include retail and F&B spaces (48–142 m²) and administrative offices (55–185 m²), both offered in core-and-shell finish to allow tenants to customise layouts. The project's master plan incorporates underground parking for over 500 cars, landscaped green areas, pedestrian-friendly zones, and a leisure zone. FCC is anchored by a partnership with Future Club and is managed by Savills, with Raef Fahmy as the design consultant.
