People & Places is a young developer that entered the Egyptian market in 2022 with a focused portfolio. Rather than chasing volume, the company has concentrated on two distinct locations: the Ras El Hekma coast and the Sphinx City area near Sheikh Zayed. Its flagship project, The Med Ras El Hekma, is a design-led coastal sanctuary spanning 307 feddans with a low building density, over 800 meters of beachfront, and expansive crystal lagoons. A partnership with hospitality operator Campbell Gray Hotels brings branded services to the development. In Sphinx City, the company is developing Hills of One, a low-density residential community of roughly 800 units on 167 feddans. The company is led by founders with prior experience in master-development, including Khaled El Assal, Karim El Assal, and Mohamed Khaled El Assal, who were behind the earlier Hills of One New Zayed.
