Ajad Developments is an Egyptian-Saudi investment alliance that entered the Egyptian market with a single, large-scale project: Elaia New Heliopolis. The company was founded as a partnership between Egyptian engineering and contracting expertise and Gulf capital, with the stated goal of combining local execution know-how with regional investment experience. Elaia, its debut and only project to date, is a low-density gated community on an 85-feddan site in New Heliopolis, East Cairo. The development allocates the majority of its land to landscaping and open spaces, with only 16% built-up area. The master plan divides the compound into four gated clusters separated by green belts, and the unit mix includes studios, apartments, townhouses, and standalone villas. Ajad has engaged well-known local consultants for the project’s design and planning. As a new entrant, the company has no completed project portfolio to inspect, so buyer evaluation rests on the track record of its founding partners and the execution of this first project.
