WiserChat wrote this comparison, so read it knowing which side we are on.
For buying property in Egypt, WiserChat is the more useful tool because it does one job. It answers from its own market data on more than 700 projects and more than 33,000 homes still for sale, with 5,866 complete payment plans, updated every night, and it can put you in touch with a named salesperson at the developer. Gemini is the better tool for nearly everything else: general questions, writing, files, Google's own apps, other countries and everyday tasks. Plenty of buyers will use both.
Figures here are from 20 October 2026.

The test, and what it can't tell you
On 20 October 2026, between about 15:16 and 15:23 UTC, we asked Gemini and WiserChat the same question in a fresh browser, signed out, with no history:
"I have 5 million EGP and want a 2-bedroom apartment in 6th of October City with about 10% down. What are my options right now? Give me specific projects, prices and payment plans."
Gemini showed the model "Flash-Lite" and "Searching the web". Google's own plans page lists Flash-Lite as the model in the free plan; its paid plans add the Flash and Pro models, which we did not test and which may answer differently. We took one answer from each tool. One answer is a sample, not a ranking, and the next run could differ.
What Gemini said about Badya
Gemini's first named option was Badya by Palm Hills, with two-bedrooms "around 4.8M to 5.5M EGP depending on exact size and phase", on a plan of 10% down and the rest over 8 years.
What WiserChat's data held that night:
| Badya, apartments still for sale | Homes | From | Typical |
|---|---|---|---|
| One bedroom | 72 | EGP 5.97M | EGP 7.70M |
| Two bedrooms | 269 | EGP 9.20M | EGP 13.16M |
So the cheapest of 269 two-bedrooms for sale in Badya was EGP 9.20M, close to double the top of the range Gemini gave. Even the cheapest one-bedroom, at EGP 5.97M, was above EGP 5.5M. We can't tell where Gemini's figure came from. A price from an earlier launch or an old article reads just as confidently as today's.
Gemini got the plan right. A 10% down, 8-year plan exists at Badya: two of its 13 complete plans in WiserChat's data. In both, another 5% falls due three months after signing, so you pay 15% in the first three months. Badya's plans run from 5 to 12 years, and three of them carry extra yearly payments. How to compare payment plans in Egypt explains why those details matter.
What else each answer did
Gemini was candid about the market. It said premium developers had pushed two-bedroom prices higher, that a 5M budget points to off-plan homes 3 to 4 years from delivery, and it reminded the buyer about maintenance deposits. It ended by asking whether to look at ready homes or stay with off-plan ones, which is a good question. Its other suggestions were broad, such as "projects along the Dahshour Link", without named projects or prices.
WiserChat named six projects in budget in 6th of October City, each with its two-bedroom price range, size, finishing, delivery time, plan length and what 10% down would come to, with project cards showing each project's plans. It said its 10% figures were estimates, not quotes for a specific home. Badya was not on its list; no two-bedroom there was for sale at EGP 5M or less. That night the data held 112 two-bedroom apartments at EGP 5M or less in the area, in 11 projects.
Why the answers differ
Where the facts come from. Google's help page says Gemini's answers may link to sources "including public websites", and adds: "Gemini Apps can make mistakes. When using Gemini Apps, double-check responses." WiserChat keeps its own copy of the market. Each plan is stored as a full schedule: what is due at contract, in the first three months, any yearly extra payments and the maintenance deposit. Homes that sell or are withdrawn drop out each night. How WiserChat keeps prices current has the detail.
Tools built for property. Wiser, the consultant inside WiserChat, shows project cards, unit types with prices, payment plan and schedule cards with a plan calendar, side-by-side comparisons of projects, developers and payment plans, area and nearby maps, master plans and brochures, inside the answer.
A consultant on your side. Wiser asks a question only when the answer would change what it says. It works sums with a calculator, its rule is never to invent facts, and it is realistic about sales material. It aims at your budget and marks anything well above or below it as an alternative.
A named person at the developer. More than 75 developers, including Palm Hills, Mountain View, SODIC and Hyde Park, have named salespeople who receive WiserChat buyers directly. Nothing goes to a developer until you confirm. Then you get the person's name and WhatsApp number. How to contact a developer through WiserChat shows the steps.
Where Gemini is the better tool
Anything that is not finding and comparing homes in Egypt: explaining a term, drafting an email in Gmail, working on a document in Google Docs, making an image, planning a trip, or a property question about another country. WiserChat does none of that. A sensible split is to shortlist homes and plans on WiserChat, then use Gemini to write up your questions for the viewing.
What each costs
WiserChat is free for buyers, with no paid tier. On 20 October 2026 Google's Gemini plans page for Egypt showed: Free at EGP 0 with a Google Account, Google AI Plus at EGP 249.99 a month, Google AI Pro at EGP 939.99 a month and Google AI Ultra from EGP 2,199.99 a month.
What is WiserChat covers the rest, and Can an AI chatbot tell you property prices in Egypt? covers what any AI can and cannot know about prices.
