WiserChat vs Claude for buying property in Egypt

Claude is a strong general assistant that searches the web, and in our test it gave careful, well-dated answers. WiserChat answers from its own data on homes still for sale in Egypt, holds every payment plan in full, needs no account to start, and connects you to the developer. What we tested on 20 October 2026.

WiserChat wrote this article, so read it knowing which side we are on.

If you are buying a home in Egypt, WiserChat is built for that one job. It answers from its own market data on homes still for sale, holds every payment plan as a full schedule, compares projects side by side in cards, and can put you in touch with a named salesperson at the developer. You can start without an account, and it is free. Claude, from Anthropic, is a general assistant that is very good at writing, reasoning, documents and questions about almost anything. In our test it searched the web and gave the most careful answer of the general assistants we tried. Many buyers will use both.

How we tested

On 20 October 2026, at about 16:00 UTC, we asked Claude two property questions in the claude.ai web app. We used a signed-in account on the paid Max plan, in incognito chats (Claude says these stay out of its memory and history), with Sonnet 5.5 selected. Claude searched the web for both answers. We took one answer to each question.

This was not a test of the free plan. Anthropic's pricing page lists Sonnet on the free plan, but we did not observe the free plan's limits or behaviour. One answer is a sample, not a ranking, and answers change between runs.

Claude's plans and access, in Anthropic's words

Anthropic's pricing page, checked on 20 October 2026, lists:

  • A free plan. "$0, Free for everyone", including "Search the web, create files, and run code". The free plan doesn't include every Claude model. It has Sonnet and Haiku; Opus and Fable need a paid plan.
  • Pro. $20 a month billed monthly, or $17 a month on the annual plan ($200 billed up front).
  • Max. From $100 a month, for people who use Claude all day.

You need an account to chat with Claude. Opening a new chat on claude.ai sends you to sign in, and the free plan also starts with signing up. WiserChat lets you start asking without an account.

Anthropic's help page says that when a question needs current information, "Claude invokes a search tool to inform and ground its generated responses with content from the live web. Every response includes citations, so you can easily verify sources yourself."

What Claude got right

We asked: "I have 5 million EGP and want a 2-bedroom apartment in 6th of October City with about 10% down. What are my options right now?"

Claude did this well. It stated its assumption (5M as the price ceiling, so about 500,000 down) and asked whether 5M was the price or the cash you hold. It said its listings dated from roughly January to August 2026 and told the buyer to confirm current prices. It marked one project as over budget instead of squeezing it in.

Its in-budget picks largely match WiserChat's data for 20 October 2026:

Two other projects it named are not in WiserChat's data, so we can't compare them.

Where web search runs out

The second question asked what you pay in the first three months at Badya and at Aliva by Mountain View, for how many years, and whether there are yearly extra payments.

Claude found real plans. Badya's 1.5% down over 12 years exists in WiserChat's data. So do Aliva's 5% over 8 years and a 12-year Aliva plan that asks 3% in the first three months. It also named a 6-year Badya plan; WiserChat's data has 5-year plans for Badya, not 6.

Then it hit the limit of the web. It could not find any Badya schedule with yearly payments. WiserChat's data has three Badya plans with yearly extra payments. And it said the sites it read "conflict" on Badya's down payment: 0%, 1.5%, 2% or 10%.

They don't conflict. They are different plans, and all of them exist. WiserChat's data holds 13 complete plans for Badya: nothing at contract on a 10-year plan, 1.5% on 5, 11 and 12-year plans, others at 3%, 5% and 6%, 10% on two 8-year plans, and one plan that asks 1.5% at contract and 2% a month later. A web search sees fragments of that list on different pages, and fragments look like contradictions. WiserChat keeps every plan side by side.

What WiserChat has for an Egyptian buyer

Its own market data. More than 700 projects and more than 33,000 homes still for sale, from more than 260 developers, with 5,866 complete payment plans. It is updated every night, and homes that sold or were withdrawn drop out. See how WiserChat keeps prices current.

Payment plans stored as full schedules. Each plan records what is due at contract, what falls in the first months, any yearly extra payments and the maintenance deposit. That is how Wiser, the consultant inside WiserChat, can tell you what you pay in your first three months. The five numbers that matter explains why that figure matters more than the down payment.

Cards built for property. Project cards, home types with prices, payment plan and schedule cards, a plan calendar, side-by-side comparisons of projects, developers and payment plans, area and nearby maps, master plans and brochures.

A consultant on your side. Wiser asks a question only when your answer would change what it says. It works sums with a calculator, its rule is never to invent facts, and it tells you when something in the sales material is good and when a downside matters for you. It speaks English, Arabic, Egyptian Arabic and Franco-Arabic.

A direct line to the developer. On 20 October 2026, more than 75 developers had named salespeople who receive WiserChat buyers directly, including Mountain View, Palm Hills and SODIC. Nothing goes to a developer until you confirm. Then you get the person's name and WhatsApp number. More in how to contact a developer through WiserChat.

Where Claude is the better tool

Use Claude for:

  • Drafting a message to a developer or a lawyer, in Arabic or English.
  • Going through a contract or brochure with you and listing the questions it raises.
  • Building a cost comparison once you have a written quote for each home.
  • Everything outside Egyptian property: work, code, travel, homes in other countries.

Use WiserChat when the question is about a specific home in Egypt: what is for sale in your budget, what each plan asks of you month by month, how projects compare, and who to talk to at the developer. Can an AI chatbot tell you property prices in Egypt? explains why the source matters.
