WiserChat is an AI property consultant for people buying a home in Egypt. You chat with Wiser, the consultant inside it, the way you would message a friend who knows the whole market. It answers with current prices, payment plans and comparisons for more than 700 projects, and it is free for buyers.
What it knows
WiserChat holds the new developments on sale across Egypt and resale homes listed by their owners. On 20 October 2026 that was:
- more than 700 projects with homes for sale,
- more than 33,000 homes,
- more than 260 developers,
- 5,866 complete payment plans.
The data is updated every night. A home that sold or was withdrawn drops out, so the prices you see are for homes you can still buy.
What you can ask
Anything about buying property in Egypt. Some examples:
- "I have 5 million and I want a two-bedroom in New Cairo. What are my options?"
- "Compare Badya and Hacienda Bay on payment plans."
- "Which developers have chalets in Ras El Hekma with 5% down?"
- "What does the 10-year plan at this project actually cost me in the first year?"
- "Is SODIC or Palm Hills better for a villa in New Zayed?"
You can write in Egyptian Arabic, English or Franco-Arabic, or use your voice. Wiser answers in the language you write in.
What you get back
Wiser answers in plain words and shows what it is talking about as cards inside the chat:
- project cards with photos, location and the kinds of homes for sale,
- unit types with their prices,
- payment plans and full payment schedules,
- side-by-side comparisons of projects, developers and plans,
- maps of an area's projects and what is near a project,
- master plans and brochures where the project has them.
When a sum matters, like your first-year payments or the price per square meter, Wiser works it out with a calculator instead of estimating.
How it stays honest
Every specific price or plan Wiser gives comes from what it looked up in WiserChat's market data during your conversation. Its rule is never to invent facts. It is on the buyer's side: realistic about sales material, clear when something is good, and direct about a downside that matters to you. For more on that, read the buyer finally has a side.
Talking to a developer, when you choose
Wiser does not phone you. When you have settled on a home and need the developer, for availability, a viewing or a better price, Wiser offers to connect you. Nothing is sent until you confirm. Then you get the name of a person from the developer's team and their WhatsApp number. For a resale home, you get the owner's number instead.
Pages for every project, developer and area
Every project with homes for sale has its own page with its prices and payment plans, and so does every developer and area, in Arabic and English. Typing on any of them starts a chat about it. Start with an area like Fifth Settlement, or a comparison like SODIC vs Palm Hills.
Is it free?
Yes, for buyers. You can start without an account. After a number of messages in a week, a free sign-up lets you keep going every day.
What it doesn't cover
WiserChat is about buying property in Egypt, new and resale. It doesn't cover renting.
Try it
