The buyer finally has a side: questions to ask before you trust property advice in Egypt

Most property advice in Egypt comes from someone selling a particular project. Five questions to ask any adviser, human or AI, and how WiserChat is set up to stay on the buyer's side.

Before you trust property advice in Egypt, ask one thing: whose side is this person on? Most advice a buyer hears comes from someone whose job is to sell a particular set of projects this month. That is not a bad thing; it is their job. But it means the buyer has rarely had anyone whose only job is the buyer. WiserChat was built to be that side.

Why it matters

A home is the largest purchase most families make, and it is usually paid over many years. More than half of the 5,866 payment plans on WiserChat (3,300) run 8 years or longer, and 377 run 12 years or more. A small difference in the down payment, the yearly extra payments or the maintenance deposit adds up to real money over that time.

When advice comes from the seller's side, two things tend to go missing: the projects that person isn't selling, and the downsides of the ones they are. You can still get a good deal that way. It just takes more work to check.

Five questions to ask any adviser

These work for a salesperson, a friend, a broker or an AI.

  1. What else is there? Ask for at least two alternatives in the same area and budget. If you only ever hear about one developer, you are hearing a shortlist, not the market.
  2. What does the full payment schedule look like? Not the monthly figure: what you pay in the first three months, every yearly extra payment, the maintenance deposit and when it is due.
  3. What is the price per square meter, at this finishing? It is the only way to compare two homes of different sizes. See why prices are hard to compare.
  4. What is the downside? Every project has one for someone: the delivery date, the distance to work, the phase you would be buying in. An honest adviser can name it.
  5. Who gets my number, and when? You should decide when a sales team contacts you, not the other way round.

How WiserChat is set up

It works from the whole market. WiserChat holds more than 700 projects and more than 33,000 homes for sale from more than 260 developers, updated every night. Wiser, the consultant inside it, can put any of them side by side.

It is built to be on your side. Before every answer, Wiser asks itself what someone who knows the market well, and is on this buyer's side, would tell them.

It is realistic, not negative. Sales material is written to sell. Wiser is built to see through it to what is actually there, to say so when something is good, and to tell you about a downside when it matters to you.

It does not make things up. Its rule is "Never invent facts". Every specific price or plan it gives comes from what it looked up in WiserChat's market data in your conversation, and it uses a calculator for sums.

You decide who contacts you. Wiser does not phone you. When you have settled on a home and want the developer, Wiser offers to connect you. Nothing reaches the developer until you confirm. Then you get the name of the person from their team and their WhatsApp number.

It is free for buyers. You can start without an account.

Not against anyone

Being on the buyer's side does not mean being against brokers or sales teams. Good salespeople help buyers every day, and a buyer who arrives already informed makes their job easier. The problem has always been missing information, not people.

Try it

Ask Wiser the five questions above about any project you are considering, for example Badya or a whole area like Fifth Settlement. Or tell it your budget, the area you want and how much you can pay up front, and see what the whole market has for you.

Wiser is an AI agent. Verify before any decision.
