Talaat Moustafa, Palm Hills and Mountain View sold the most property in Egypt in the first half of 2026, according to The Board Consulting. A sales ranking tells you which developers buyers trusted with their money this year. It does not tell you who delivers on time. Most of these sales are homes that will be handed over years from now, so check the delivery record yourself before you choose.
The figures below were checked on 21 October 2026. For the wider market, see Egypt's property market in 2026.
The top 10 in the first half of 2026
The Board Consulting, a market research firm, ranked the ten biggest developers by sales from January to June 2026 (Daily News Egypt, 18 August):
| Rank | Developer | Sales, EGP billion |
|---|---|---|
| 1 | Talaat Moustafa | 219 |
| 2 | Palm Hills | 94 |
| 3 | Mountain View | 63.7 |
| 4 | Emaar Misr | 60.9 |
| 5 | Hyde Park | 52.9 |
| 6 | Tatweer Misr | 50.5 |
| 7 | Modon Ras El Hekma | 44 |
| 8 | G Developments | 30 |
| 9 | Madinet Masr | 28.4 |
| 10 | La Vista | 26.5 |
Together they sold about EGP 670 billion, 2.9% more than a year earlier. They sold about 39,000 homes, around 5% fewer. The report reads this as higher prices doing the work, with fewer buyers underneath.
The first quarter looked different
In the first three months, the order was Palm Hills (EGP 52 billion), Talaat Moustafa (49.1 billion), Tatweer Misr (43.8 billion), Emaar Misr (35.6 billion) and Hyde Park (25.3 billion). La Vista, Mountain View, ORA and Madinet Masr made up the rest of the top 10 (Daily News Egypt, 31 May). The ten sold EGP 271 billion in the quarter, 6.5% less than a year before, and about 15% fewer homes.
The same report says buyers have become more careful and pay more attention to whether a developer delivers.
One launch can move the whole ranking
Talaat Moustafa went from second in the first quarter to a clear first for the half. Its own figures show why. The company says it sold EGP 219.1 billion in the first half, and EGP 170 billion of that came in the second quarter (Daily News Egypt, 5 July). One North Coast project, SouthMed, brought in EGP 94 billion of the half, 87 billion of it in the second quarter. The Spine, launched in May inside Madinaty, added about 34 billion. And EGP 6.8 billion came from Banan, its project in Saudi Arabia, so the total is not all Egypt.
So a high rank can mean one big launch, in one place, in one quarter. It does not mean every project from that developer sells the same way.
Sales are not deliveries
A "sale" here is a signed contract. You pay a down payment and then installments for years, and the home is handed over later. Over the same six months in which Talaat Moustafa signed EGP 219.1 billion of sales, it says it handed over about 1,459 homes, and its property development revenue was EGP 17 billion (Daily News Egypt, 12 August).
That gap is normal for off-plan selling, and it is the point for a buyer. The ranking measures new promises. Whether those promises are kept shows up years later, in handovers.
The rankings also leave out things a buyer needs: how late each developer's past projects were, how much of each sale was paid up front, and how many contracts were later cancelled. None of these are in the reports.

What this means if you're buying
- Read the ranking as demand. It shows where buyers put their money this year, not where they got their keys.
- Ask for the delivered projects. Ask the developer which of its projects are handed over, when each was due and when it was actually delivered. Then go and see one.
- Read the delivery clause. Your contract should give a delivery date and say what happens if it is late. Have a lawyer check it for your case.
- Look past the brand to the project. A developer's total can be one big launch. Judge the project you are buying in: its location, its delivery date and its plan.
- Compare the developers you are choosing between. Our comparisons of Mountain View and Palm Hills, Hyde Park and Palm Hills, Mountain View and Tatweer Misr, La Vista and Mountain View and Madinet Masr and SODIC set them side by side.
