WiserChat wrote this comparison, and it puts WiserChat first. Weigh it with that in mind.
For buying a home in Egypt, use WiserChat for the property questions themselves: which homes are for sale in your budget today, what each payment plan asks of you month by month, how projects compare, and who to call at the developer. It answers from its own market data, needs no account to start, and is free. For everything else, from drafting a message in Arabic to explaining a contract term to the rest of your life, ChatGPT, Claude and Gemini are excellent general assistants. Most buyers can use both.
How we checked
On 20 October 2026 we asked each assistant the same two questions and took one answer each. ChatGPT, Gemini and WiserChat were used in a fresh browser, signed out, on their default models (Gemini showed "Flash-Lite"). Claude needs an account, so we used it in the claude.ai web app with a signed-in account on the paid Max plan, in incognito chats, with Sonnet 5.5 selected. That was not a free-plan test. One answer is a sample, not a ranking. Answers change between runs, and other models or plans may answer differently. Plan prices come from each company's own pages where we could fetch them.

WiserChat
WiserChat keeps its own copy of the Egyptian market: more than 700 projects, more than 33,000 homes still for sale and 5,866 complete payment plans, updated every night. Homes that sold or were withdrawn drop out.
Wiser, the consultant inside WiserChat, looks things up in that data during your conversation. It asks a question only when your answer would change what it says, works sums with a calculator, and its rule is never to invent facts. Answers come with cards: projects, home types with prices, payment plans and their schedules, side-by-side comparisons, area maps, master plans and brochures.
In our test it named six projects within a EGP 5M budget for a two-bedroom in 6th of October City, with price ranges, sizes, finishing, delivery and what 10% down comes to. Its data held 112 two-bedroom apartments at EGP 5M or less there that day, in 11 projects.
When you are ready, Wiser connects you to the developer's team. More than 75 developers have named salespeople who receive WiserChat buyers directly, including Palm Hills, Mountain View and Hyde Park. Nothing is sent until you confirm. See how to contact a developer through WiserChat.
WiserChat does one thing. Ask it about a recipe or your code and you will get less than from a general assistant.
ChatGPT
ChatGPT handled the budget question carefully. It asked whether EGP 5M was the total price or the cash you have, a question that does change the answer. It flagged that it could not confirm one listing's down payment. Its five options came from listing websites, and two were priced at about EGP 8M and 9M. On payment plans at Badya and Aliva it said it could not verify what falls in the first three months and told the buyer to ask the sales team. That is honest, and it shows the limit of working from what is online. Full write-up: WiserChat vs ChatGPT.
Claude
Claude gave the most careful answer of the general assistants we tested. It stated its assumptions, said its listings dated from January to August 2026, asked the buyer to confirm current prices, and marked one project as over budget. Its in-budget picks were close to WiserChat's data: Seven Residence at EGP 4.02M, where WiserChat's data shows two-bedrooms from EGP 4.16M, and Kite at EGP 6.2M against EGP 6.22M.
On payment plans it found real ones, such as Badya's 1.5% down over 12 years. It could not find a Badya schedule with yearly payments, and WiserChat's data has three. It also said the sites it read conflict on Badya's down payment (0%, 1.5%, 2% or 10%). In WiserChat's data these are different plans that all exist, among 13 complete plans for Badya. A web search sees pieces of that list on different pages.
Claude needs an account to start. Its free plan includes Sonnet and Haiku; Opus and Fable need a paid plan. Full write-up: WiserChat vs Claude.
Gemini
Gemini searched the web and named Badya by Palm Hills, with two-bedrooms "around 4.8M to 5.5M EGP" and a 10% down, 8-year plan. That plan is in WiserChat's data too. The price is not. On the same day the cheapest of 269 two-bedroom apartments for sale at Badya on WiserChat was EGP 9.2M. It also named O West by Orascom, and some suggestions were general, such as "projects along the Dahshour Link". Full write-up: WiserChat vs Gemini.
When to use each
- WiserChat. Which homes are for sale in your budget, what a plan asks of you in the first three months and each year, comparing projects and developers, and reaching a named person at the developer.
- ChatGPT, Claude or Gemini. Explaining terms, drafting messages and emails, going through a contract with you, planning a move, and anything outside Egyptian property.
- Both. Shortlist and compare in WiserChat, then use a general assistant to prepare your questions for the developer.

Tell Wiser your budget, how much you can pay up front and where you want to live, and ask it to compare the plans of the homes that fit.
